4 to 5 Months Out: Plan a Scouting Trip
This is the step most buyers skip, and it is the most important one. Book two or three days in Franklin. Drive the towns at school pickup time, not just Saturday morning. Eat where locals eat. Walk downtown Franklin in the evening. A good local Realtor can build this tour for you and save you hours of guessing.
3 Months Out: Narrow Your Search
Pick your top two towns and your real price range. If you have school age kids, verify school zoning for any specific address before you get attached. Zones can shift as the county grows, and the listing description is not a legal guarantee.
